    Consultation

    We start with a conversation, not a listing link. Timeline, monthly comfort level, must-haves versus nice-to-haves, and which parts of the valley actually fit how you live.

  2. 02

    Financing readiness

    Bobbie will point you toward reputable local lenders and explain what underwriting will ask for. She is not a lender and does not quote rates, approvals or loan terms — that comes from your mortgage professional in writing.

  3. 03

    Touring with a filter

    Instead of a marathon of showings, we tour a short list and compare honestly: orientation, lot, age of systems, HOA reality, resale outlook, and what the neighborhood is like on a Tuesday evening.

  4. 04

    Offer strategy

    Comparable sales, days on market, seller motivation and concession structure shape the offer. Twenty-seven years of negotiation means fewer surprises and a cleaner path to acceptance.

  5. 05

    Inspections and due diligence

    Independent inspectors, roof and HVAC realities, and a plain-language read on what matters versus what is normal for a desert home. Repair requests are negotiated, not guessed.

  6. 06

    Closing and after

    Escrow coordination, walk-through, keys — and a relationship that continues. Many of Bobbie's clients have come back across two decades.

Before you shop

Four things worth doing early

  • Talk to a licensed lender before touring, so your budget is real rather than theoretical.
  • Budget beyond the down payment: closing costs, HOA transfer fees, and first-year maintenance.
  • Keep documentation steady during underwriting — new debt or job changes can reopen approval.
  • Expect HOA governance in much of the valley; read the CC&Rs before you fall in love.
